This project transformed a dated property with a small, compartmentalised layout into a modern, open-plan family home designed to embrace the stunning views of Moel Famau. By reimagining the kitchen, dining, and family areas, the redesign created a spacious, flexible environment that supports shared family moments and individual activities with ease.
A dedicated playroom at the rear keeps toys out of sight, ensuring the main living space remains tidy and functional. The addition of a first-floor terrace offers a tranquil retreat to take in the breathtaking scenery. The overall design thoughtfully balances style, functionality, and the needs of its occupants—both adults and children—creating a harmonious, practical home that enhances everyday living.

The project comprises a large rear extension that seamlessly combines a spacious open-plan kitchen, dining, and family room. Additionally, it features a dedicated playroom for the children and a generous terrace accessible directly from the master bedroom. The client’s vision was to transform the property into a cohesive communal space, replacing the previous layout of medium-sized, self-contained rooms. The property itself was purchased with this extension in mind, specifically to capitalise on its breathtaking views of Moel Famau.
The design process began with plan options developed in collaboration with the client. The ground floor layout was transformed by opening up the existing kitchen space and extending it across the full width of the rear elevation. This created a light-filled and expansive area that forms the heart of the home, ideal for family gatherings and social events. A playroom was added to the rear of the lounge, allowing easy access between the lounge and family room to facilitate good observation and flow within the space.
On the first floor, we proposed the addition of a terrace to take full advantage of the panoramic views of the surrounding landscape. Beyond its aesthetic appeal, the terrace offers a peaceful retreat for the owners, who enjoy it as a quiet escape amidst the demands of raising their four young children. It also serves as a unique space for relaxation and entertaining, further connecting the home to its natural surroundings.
The design presented structural challenges, particularly with the size of the opening span and a soil pipe from the en-suite above. To address these issues, a mid-span column was introduced for economic reasons, with the soil pipe concealed behind and boxed into the design. This was seamlessly integrated into the kitchen island, maintaining the aesthetic and functionality of the space. Additional considerations included ensuring that the materials and finishes complemented the existing structure while providing a contemporary yet cohesive look.
The client is delighted with the final design, which has transformed the property into a functional and welcoming family home. The extension not only improved the layout and usability of the space but also added significant value to the property. My services included obtaining the original planning permission, a non-material amendment (changing from brickwork to render), and preparing building regulations drawings, with limited coordination required with the contractor. The project stands as an example of how thoughtful design and strategic problem-solving can overcome constraints to deliver a home that meets and exceeds the client’s expectations.
