  • This project involved the design and planning of a bespoke new-build property situated in a Special Landscape Area near Barmouth, Gwynedd. The site presented unique challenges, including its location behind a trunk road with a large retaining structure and within an area protected by a Tree Preservation Order. The design evolved carefully, respecting these constraints while creating a spacious and contemporary home that blends seamlessly with its natural surroundings.

    The property design features a mix of traditional and modern architectural elements, reflecting the client's desire for a large, functional family home. The ground floor plan comprises an open-plan kitchen, dining, and lounge area with expansive glazing to maximise natural light. Adjacent spaces include a utility room, pantry, a gallery hallway, two double bedrooms, a bathroom, and a home office. The first floor houses a luxurious master bedroom with an open-plan en-suite and walk-in wardrobe, alongside a second en-suite bedroom with its own walk-in wardrobe.

    The planning phase benefited significantly from early collaboration and pre-application feedback. A positive pre-application response provided confidence to proceed with the full planning submission. Winter Jones' services included submitting the pre-application and full planning application, preparing detailed visualisations, and coordinating third-party information. The client embraced the advice to utilise visualisations, which played a crucial role in securing planning approval.

    The design approach balanced environmental stewardship with aesthetic and functional goals. A comprehensive tree survey informed the placement of the property, ensuring no impact on the protected trees. The landscaping plan incorporates native planting to enhance biodiversity while preserving the area's ecological integrity. Sustainable drainage systems and permeable surfaces were integrated into the design to minimise the environmental footprint.

    Architecturally, the property features an L-shaped layout with a combination of stone and render finishes, complemented by a traditional slate roof. A standout gable with floor-to-ceiling glazing provides sweeping views of the surrounding landscape, connecting the home's interior with its scenic location. The design prioritises accessibility, incorporating level thresholds and compliance with Building Regulations Part M4 to ensure adaptability for future needs.

    Moving into the construction phase, Winter Jones is preparing detailed building regulations information to support the project's progress. This home at Gerddi Mynach exemplifies a thoughtful blend of contemporary design, sustainable practices, and respect for its natural and cultural context.
